The comparable price must be the advertised price or the price of a current lease of a competitor. A copy of the current lease must be sent
via email, fax, mail or brought into the Metro Realty office to be verified. The comparable price must be of a competitor based in Sydney
City where the competitors office address is within the postcode 2000.
The competitor must be a licensed real estate agency with a current licence. The comparable price includes the total fees for management of
the property over a 12 month period assuming a new lease including the following fees:

Find a comparable property achieving a higher rental return of 5% or more and we'll match it
We guarantee to get you maximum rent return for your property not only with minimum fees, but also with maximum rent. Your property will be
leased at the amount specified on your management agreement or even higher. We'll regularly compare your rent return with the market to make
sure it's maximised every 6 months and at the end of any fixed lease period. If you happen to find a comparable property achieving
a higher rental return of 5% or more, we'll match the difference out of our own pocket.
Maximum Rent Guarantee Terms & Conditions
The comparable property must be in the same building as your property. The comparable property must have the same number of bedrooms, bathrooms,
and car space as your property. The comparable property must have reasonably equivalent quality of fixtures and fittings as your property.
Applicable only to tenancies where Metro Realty has sourced the tenant. ie. not applicable for transfers of management where Metro Realty has
not sourced the tenant, however, this guarantee is applicable after renewal of the lease with same or a new tenant.

We won't just throw anybody into your investment property. Unlike some other agencies who don't always check the TICA database or even reference
checks (In fact some agencies don't even have a tenant TICA check subscription), we guarantee that any tenant we put in your property is thoroughly
screened including satisfying the below:
- Not listed on the TICA tenant database.
- Good payment history
- Looked after the previous property
- Received their bond back in full

IF YOUR TENANT IS IN ARREAS, WE'LL MANAGE IT
At the beginning of a lease we will carry out a full inspection of your property and write a detailed ingoing condition report. We'll send you
a copy of the report for your record.
3 months after the beginning of the tenancy and once every 6 months after we will perform a routine inspection of your property to ensure it's in a satisfactory condition. We'll send you a copy
of the report for your record.
At the termination of a lease we will carry out a full inspection of your property and write an outgoing condition report. We will compare this
report with the ingoing condition report which we wrote at the beginning of the lease when your tenant first moved in. Where necessary we will
arrange for a professional carpet cleaning at your tenants expense. The tenants bond money which are held by NSW Fair Trading will not be released
until we are satisfied that the property is in a satisfactory condition.
WE'LL REPORT TO YOU REGULARLY
Arrears lists will be printed and reviewed by the principal daily. Tenants who are three days in arrears will be contacted by phone. We will
diarise our conversations and follow up with the tenants until they have rectified the arrears.
If we cannot contact your tenant by phone, and they have not replied to our email, SMS, or voicemail, on the fifth day of arrears we will visit
the property and leave a message for your tenants to contact our office urgently. We will contact you to advise you of your tenants arrears so
that you are aware and that there are no surprises. On the eighth day of arrears we will send out the required notice in accordance with the
Residential Tenancies Act.
WE'LL SECURE YOUR PROPERTY
We will have tenants sign for keys when taking possession of your property. We will hold the master set to at our office. Should a tenant lose
keys or not hand in the correct number of keys when they move out, they will be charged for replacement keys and/or change of locks where required
from the bond money. We will photocopy the keys and place a copy in the tenants file.
WE'LL MAINTAIN YOUR PROPERTY
Our nominated tradespeople have all completed REINSW contractor appointment forms. We will ensure that all the tradespeople we appoint to undertake
work are fully licensed, adequately insured and carry public liability cover.
