Do you manage properties all over Sydney or just in Sydney City?


Yes, we currently have properties under our management all over Sydney as far north as Hornsby, as east as Bondi, west as Blacktown, and south as Cronulla. Although Sydney City accounts for the bulk of the properties we manage, we do manage properties in the greater Sydney metro area.

How many property inspections do you carry out in a year and what do they cost?


We carry out an inspection 1 month after the initial letting to make sure everything's ok at the beginning of the lease, and again every 6 months after that. For properties newly transferred over to us, we also do an inspection within the first month. Inspections are part of the service and do not cost you anything.

What action do you take when a tenant is behind rent?


If your tenant is behind in rent for 3 days, we give them a "nice" phone call to remind them. Because we predominantly use direct debit to collect rent, arrears is more controllable from our end. If by the 7th day your tenant is still not up to date, we send out a warning letter and follow up with a phone call. Should the tenant still be in arrears on the 14th day, we send out a default notice as required by law.

We find arrears are best managed by selecting the best possible tenant to best prevent this from happening. That's why we have a very tight tenant selection process.

I signed up when you had discounted fees, will my fees change in the future?


No. Your fees will always stay the same as written on your Management Agreement. Always! We're not like some other real estate agents in Sydney... We will honour our word, and our agreements. Our integrity is our image. If you signed up under a promotional fee structure, you'll always get the same discounted fees for that particular property.

Some agencies in Sydney will lure you in with low fees, but after a while the low are increased to high fees... At Metro Realty, your low fees will always stay the same.
