Attracting the Best Tenant
We believe that a well managed investment starts with finding a good tenant. Our strict tenant selection process ensures your property receives the care and attention it deserves from its new occupants. Our application process includes TICA the national tenancy database check, 100 points identification as well as rental reference, employment and bank statement checks.
Receiving Your Rental Income and Statements
Detailed rental statements are sent to you monthly, which include rent paid to date, rental period and any invoices paid. An additional income and expenditure statement can also be sent to you at the end of the financial year which provides complete accounting for your property. This will save both you and your accountant time and possibly reduce your accounting fees.
Collecting Rent and Controlling Arrears
We set the expectation with our tenants to pay rent at least 14 days in advance. At Metro Realty, we have a stringent no arrears policy and our property management team have a goal to ensure you receive your rental income on time.
We do rental reviews regularly, especially towards the end of fixed term leases. We take into consideration current market rents, vacancy rates and the general condition of the property when we conduct rental reviews. In the case of a rent review, we will always consult with you first and provide our advice on the best approach to ensure balance between receiving the maximum rental yield and tenant retention.
Repairs and Maintenance
We closely monitor any required repairs and act accordingly after liaising with you. Tenants are required to submit all repairs in writing to ensure detailed records are kept. We attend to emergency repairs immediately, communicating details with you as soon as possible. All invoices for repairs are deducted from the rent monies and you will receive a copy of the invoice with your rental statement.
At the beginning of your lease we will carry out a full inspection of your property and prepare a detailed ingoing condition report. We then perform routine inspections annually to ensure that your property is being satisfactorily maintained by the current tenant. We’ll send you a copy of these reports for your information.
At the end of a lease we will carry out a full inspection of your property and prepare an outgoing condition report. We will compare this report with the ingoing condition report which we prepared at the beginning of the lease when your tenant first moved in. The tenant’s bond money which is held by NSW Fair Trading will not be released until our property management team are satisfied that the property is in a satisfactory condition.
Tenant Disputes and Grievances
We manage any disputes that may arise with diplomacy and professionalism. Fortunately, it’s not very often that a dispute should arise between tenants and landlords at Metro Realty.
In the unlikely event that standard negotiations do not resolve the matter we can apply to the NSW Civil and Administrative Tribunal for a hearing and protect your interests.
We agree to a fixed percentage amount, usually based on 6% of monies collected.

We find their service approach very client focused, they are good communicators, prompt and flexible in their approach. I would recommend them to anyone looking for property management agents.
