Running all over the city to make 15-minute inspections can be exhausting!
We understand how stressful it can be to find that perfect home, especially in this market where places are snatched up in the blink of an eye.
To put yourself ahead of the game, we recommend that you have all your documents ready before the inspection so that when you find that perfect home you can send everything through right away. This is where you might be thinking… what documents should I attach to better my chances at moving in? And why are these documents important? They are important because leasing agents use these documents to show landlords that a tenant is in a stable financial position to pay the rent for the time specified on the agreement.
The leasing process can be quite tricky, especially if it is your first rodeo. I’ve written down a few main points below that might help you understand what goes on behind the scenes when in search for your next home.
1. Know where you want to go!
Have a strong sense of where you want to move into. This means knowing what location, how many bedrooms/bathrooms/car spaces and what your budget exceeds to. This makes it a lot easier for you as it narrows down your inspection schedule!
2. Have everything prepared before you go to inspect!
Make sure you have your recent bank statements (usually from the last 3 months), previous rental ledger, most recent employer and rental reference, photo ID (passport, licence etc) ready to go!
3. If you love the property, APPLY!
Once you have inspected a property and have expressed interest to move in, apply via https://www.metrorealty.com.au/apply where you can upload all of your files. After applying to your desired property, you should receive a call or email from our leasing agent within 48 hours either confirming or denying your application. We use this 48 hour period to chase up your references to confirm your details.
4. Make sure EVERYONE has applied!
It’s important to note as well that if there is more than one person applying for a property from the same party (i.e. couple, group of friends), each individual is required to send in a separate application. This way we are able to contact all members in case a situation arises.
5. Once approved, pay the deposit and bond!
If you get approved by the leasing agent and the landlord, then you required to pay a deposit (equal to 1 weeks rent) and bond (equal to 4 weeks rent) to secure your new home. Our leasing guy will guide you through this step!
6. Pop into our office!
This is where you’ll pop by our office to sign the leasing agreement and take home the in-going condition report. The in-going condition report gives you a chance to write down any faults you may find in the property – this way, you won’t be liable when you decide to move on.
… And that’s pretty much it! From here on out all you’ll need to do is pay your rent and enjoy your new home!
