Activity in World Tower has been somewhat decent since the year started (3 reported sale up to April 2018). Buyers are still interested in buying in World Tower Sydney despite many new apartments now being available for sale in Darling Square and other new developments in Sydney CBD. We’re finding that so long as vendors are reasonable with their price expectations (asking price needs to be in line with comparable apartment sales, where the apartment sits on the strata floor plate, where it faces, condition of the apartment and how much strata is for that apartment). So apartment on level 20 won’t sell for the same price as an apartment on level 40 but sometimes vendors have hard time accepting that. A good real estate agent will always go through this with their vendors.
Right now the going rate for World Tower Sydney apartments is as follows:
• Studio between $600,000 – $650,000
• 1 Bedroom (without parking) between $810,000 – $880,000
• 1 Bedroom (with parking) between $950,000 – $1,100,000
• 2 Bedrooms between $1,585,000 – $1,800,000
• 3 Bedrooms between $2,300,000 – $2,750,000
• Duplex 2 Bed + Studio between $1,850,000 – $2,000,000
PS: On that quick note, we’ve had several clients ask as to why duplex apartments are selling lower than a regular 3 bedroom apartments. The quick answer to that is: because strata is very high for duplex apartments and they don’t make a very good option for owner occupiers – buyers would rather buy a normal 3 bedroom apartment and have the open and larger living space. This narrows duplex apartment purchasers to pretty much investors only.
