When’s The Best Time To Sell?

Wouldn’t it be great if there were a perfect time to sell your home quickly, for your asking price and with minimal headaches? 

Unfortunately, no such magic time for selling real estate exists.

It all depends on your individual reason or reasons for selling your home.  If you do your homework prior to putting your home on the market though, you can create the best possible scenario to secure a good offer at a time that works well for you and your family. 

Let’s take a look at some of the most common reasons for selling a home:

An increase or decrease in occupants – a growing family, a divorce or separation or a child moving out are all major reasons for selling a home.

A job promotion or work transfer – getting a new job in a different area of the country often requires a homeowner to sell their property.

Reaping the rewards from an investment – many people buy homes with the intention of upgrading, updating and profiting.  If you are a “flipper” and you’ve finished creating a beautiful property, it could be time to sell and collect the earnings from your investment.

Retirement – often when one or more members of a family decides to move into the retirement phase of their lives there is often a desire or need to downsize a current home or move to a neighbourhood that is more suitable for retirees.

If your situation requires you to sell during the winter or summer, it doesn’t mean that you won’t find the perfect buyer.  Regardless of when you hope or plan to sell, you need to have the right plan of action for your listing.

Here is a solid checklist for ensuring the fastest and easiest sale:

  • Enlist the help of a real estate agent who is experienced and who is a “local expert”
  • Make sure your asking price is in line with comparable properties recently sold in your area
  • Present your property in the best possible light
  • Target the right prospective buyers with your listing
  • Know your limits (do you have a rock bottom price that you won’t go below to ensure quick response to all offers?).
